«Боюсь переплатить за объект» is one of the most common fears among real estate buyers

And that’s perfectly understandable. Because the value of a property is not just the number of square meters.

Many things affect the price: location, view, floor level, condition of the building, quality of the project itself, surrounding infrastructure, parking, layout, the area’s prospects, and dozens of other factors.

That’s why, when buying, I always advise not to stop at the emotion of: “I like it. It’s beautiful. I want it.”

Real estate needs to be analyzed several steps ahead.

What will happen to this property in 3–5 years?
How liquid is it?
Will it be easy to sell?
Is there demand for rentals?
What income can it potentially generate?
Does this location have further growth potential?
And how much does today’s price really correspond to the market?

Over the years of working with real estate in Madeira, I’ve seen many properties that make a very strong first impression but, after a deeper analysis, turn out to be far from the most sensible purchase.

And vice versa — sometimes a property looks less impressive, but in terms of liquidity, capital preservation, and future resale, it turns out to be much stronger.

That’s why a specialist’s job is not just to show beautiful real estate.

My job is to help the client understand what exactly they are buying today and what they will be able to do with this property tomorrow.
