A Low Price Is Not a Strategy Either

Buyers often treat a low asking price as the safest option. It isn’t. A price that sits well below the market for its area or type is a signal to look closer, not a reason to move faster. Sometimes it points to a legal issue with the title, a structural problem, or a location with a much smaller pool of future buyers than it appears to have.

Big Discounts Deserve a Closer Look, Not Excitement

The same goes for a large discount off the original asking price. A 30–40% markdown feels like an opportunity. Often it’s the seller signaling that something about the property, the building, or the timeline isn’t working — and it’s worth understanding why before the number gets you excited.

This is one of the questions I hear most often.

Many people assume that buying a property takes weeks of paperwork or that the signing itself lasts all day.

In reality, the final signing at the notary (Escritura) usually takes around one hour.

The most important part happens before that day.

Before the Escritura, all required taxes must be paid, the legal documents prepared and every detail checked in advance. Good preparation is what makes the final signing quick, smooth and stress-free.

Once the deed has been signed, the ownership registration process begins.

In most cases, the final registration of ownership is completed within up to 90 days, although the exact timing depends on the workload of the Portuguese Land Registry.

Yes. Today, remote property purchases are a normal part of the buying process.

Many of my clients buy their home or investment property in Madeira while living abroad.

So how does it work?

It all starts with understanding your goals. Whether you’re relocating, investing or looking for a holiday home, we first discuss your budget, preferred areas and what matters most to you.

Based on that, I prepare a carefully selected shortlist of properties, including off-market opportunities whenever available.

For every property you’re seriously considering, I personally visit the location, record detailed video tours and give honest feedback—not only about the property itself, but also about the neighbourhood, accessibility, infrastructure and any potential drawbacks.

Before moving forward, all legal documents are reviewed and the terms of the transaction are checked to avoid surprises later.

Once you’ve chosen the right property, we sign the CPCV (Promissory Purchase and Sale Agreement) and the deposit is paid.

If travelling to Portugal isn’t possible, the final purchase can be completed through a Power of Attorney, allowing the transaction to be completed on your behalf.

After the registration process is finished, you become the official owner of your property in Madeira.

One of the questions I hear most often is:

“If the property costs €500,000, how much should I budget on top of the purchase price?”

The purchase price is only part of the overall cost. It’s important to understand the additional expenses before making an offer.

These typically include:

:check_mark: IMT (Property Transfer Tax) and Stamp Duty (Imposto do Selo). For many investment purchases, these taxes often total around 7–8% of the purchase price, although the exact amount depends on the property’s value, type and individual circumstances.

:check_mark: Notary and Land Registry fees, which are typically around €1,000.

:check_mark: Legal representation, if additional due diligence or a more complex transaction structure is required. Legal fees can be up to €1,500, depending on the scope of work.

For this reason, I always prepare a complete cost estimate before a client commits to a purchase. Knowing the full budget in advance helps avoid unexpected expenses and makes the buying process much more comfortable.
