Real Estate Investment in Madeira: Why Liquidity Matters More Than the View

A Beautiful View Is Not an Investment Strategy

A stunning view sells the emotion of a purchase. It does not sell the property back to the next buyer any faster. When I evaluate a property for an investor, I set the view aside first and ask a different question: who else will want this, and how many of them are there?

A Low Price Is Not a Strategy Either

Buyers often treat a low asking price as the safest option. It isn’t. A price that sits well below the market for its area or type is a signal to look closer, not a reason to move faster. Sometimes it points to a legal issue with the title, a structural problem, or a location with a much smaller pool of future buyers than it appears to have.

Big Discounts Deserve a Closer Look, Not Excitement

The same goes for a large discount off the original asking price. A 30–40% markdown feels like an opportunity. Often it’s the seller signaling that something about the property, the building, or the timeline isn’t working — and it’s worth understanding why before the number gets you excited.

The Question I Always Ask: Can I Sell This in Three Years?

Every property I recommend has to pass one test: liquidity. Not “do I like this today,” but “if I needed to sell this in three years, how long would it take, and what would I lose in the process?” That’s the real question behind every investment decision — and it’s the one most buyers never ask until it’s too late.

Buy the Exit Before You Buy the Property

An experienced investor doesn’t just buy a property — they buy their way out of it, before they’ve even signed. Knowing your exit before you enter the deal is what separates an investment from a gamble.

Thinking About Buying on Madeira?

If you’re weighing your options on the Madeira property market, I’m happy to go through what’s actually realistic for your goal — rental income, resale in a few years, or a long-term hold.

:graduation_cap: 11 Portuguese Universities Ranked in the QS World University Rankings 2027

This is one of those updates that deserves the attention of anyone considering moving to or investing in Portugal.

The universities included in the ranking are:

:check_mark: University of Lisbon — 237th
:check_mark: University of Porto — 255th
:check_mark: NOVA University Lisbon — 337th
:check_mark: University of Coimbra — 342nd
:check_mark: University of Aveiro — 425th
:check_mark: University of Minho — 572nd
:check_mark: Portuguese Catholic University — 791st
:check_mark: ISCTE – University Institute of Lisbon — 851st
:check_mark: University of Beira Interior — 901st
:check_mark: University of Algarve — 1001–1200
:check_mark: University of Évora — 1201–1400

What does this mean in practice?

For me, it’s another sign that Portugal continues to grow not only as a popular travel destination, but also as a country with a strong education system, solid research institutions, and an excellent quality of life.

That’s one of the reasons many of my clients choose Portugal—not just for the climate or the Atlantic Ocean.

They choose a country where their children can receive a high-quality education while they enjoy a safe, stable environment.

Real estate is about much more than buying property.

It’s an investment in your family’s future.

:round_pushpin:And that’s exactly why interest in both Portugal and the beautiful island of Madeira continues to grow.

No Matter What You Decide, Someone Will Say You Got It Wrong

I hear it every time, whichever way a client goes.

Bought an Apartment vs. Didn’t Buy

Buy one, and it’s “you overpaid.” Wait, and it’s “you should have done it earlier.”

New-Build vs. Ready-to-Move-In

Invest in a new development — “too risky.” Buy something finished — “you missed the growth.”

Mortgage vs. Cash

Take a mortgage — “now you’re in debt.” Pay cash — “why would you do that.”

Bought in Madeira vs. Didn’t

Buy here — “you got lucky.” Wait — “now it’s already too expensive.”

The Point

People will always find a reason to judge your decision. But you’re the one who lives with it — not them.

In real estate, the ones who come out ahead aren’t the ones who listen to everyone. They’re the ones who decide on time.

:hourglass_not_done: How long does it take to buy a property in Madeira?

This is one of the questions I hear most often.

Many people assume that buying a property takes weeks of paperwork or that the signing itself lasts all day.

In reality, the final signing at the notary (Escritura) usually takes around one hour.

The most important part happens before that day.

Before the Escritura, all required taxes must be paid, the legal documents prepared and every detail checked in advance. Good preparation is what makes the final signing quick, smooth and stress-free.

Once the deed has been signed, the ownership registration process begins.

In most cases, the final registration of ownership is completed within up to 90 days, although the exact timing depends on the workload of the Portuguese Land Registry.

:sparkles: The key takeaway

Buying property in Madeira isn’t about spending hours at the notary.

The real work is preparing everything properly beforehand, so that on the day of the Escritura the process is simple, efficient and without unnecessary surprises.

:house_with_garden: Can you buy property in Madeira without travelling to Portugal?

Yes. Today, remote property purchases are a normal part of the buying process.

Many of my clients buy their home or investment property in Madeira while living abroad.

So how does it work?

It all starts with understanding your goals. Whether you’re relocating, investing or looking for a holiday home, we first discuss your budget, preferred areas and what matters most to you.

Based on that, I prepare a carefully selected shortlist of properties, including off-market opportunities whenever available.

For every property you’re seriously considering, I personally visit the location, record detailed video tours and give honest feedback—not only about the property itself, but also about the neighbourhood, accessibility, infrastructure and any potential drawbacks.

Before moving forward, all legal documents are reviewed and the terms of the transaction are checked to avoid surprises later.

Once you’ve chosen the right property, we sign the CPCV (Promissory Purchase and Sale Agreement) and the deposit is paid.

If travelling to Portugal isn’t possible, the final purchase can be completed through a Power of Attorney, allowing the transaction to be completed on your behalf.

After the registration process is finished, you become the official owner of your property in Madeira.

:sparkles: The key takeaway

Buying property remotely isn’t about taking risks.

It’s about having a transparent process, proper due diligence and someone you trust to represent your interests on the island every step of the way.

If you’re considering buying property in Madeira and have questions about the process, feel free to leave a comment or send me a private message. I’ll be happy to help you understand where to start.

:euro_banknote: What additional costs should you expect when buying property in Madeira?

One of the questions I hear most often is:

“If the property costs €500,000, how much should I budget on top of the purchase price?”

The purchase price is only part of the overall cost. It’s important to understand the additional expenses before making an offer.

These typically include:

:check_mark: IMT (Property Transfer Tax) and Stamp Duty (Imposto do Selo). For many investment purchases, these taxes often total around 7–8% of the purchase price, although the exact amount depends on the property’s value, type and individual circumstances.

:check_mark: Notary and Land Registry fees, which are typically around €1,000.

:check_mark: Legal representation, if additional due diligence or a more complex transaction structure is required. Legal fees can be up to €1,500, depending on the scope of work.

For this reason, I always prepare a complete cost estimate before a client commits to a purchase. Knowing the full budget in advance helps avoid unexpected expenses and makes the buying process much more comfortable.

:sparkles: The key takeaway

The purchase price is only one part of the investment.

Understanding all associated costs from the beginning allows you to plan with confidence and make informed decisions.

If you’re considering buying property in Madeira and would like an estimate of the total acquisition costs for your budget, feel free to send me a message. I’d be happy to help you calculate them before you start viewing properties.

From the moment I saw the photo online to the moment I decided to buy the apartment, only 10 minutes passed :face_with_hand_over_mouth:
Just one chat with Viktoriya was enough for me to understand what I could afford. That it was actually possible. She answered all my questions and handled every concern.
The process was so simple and so fast that I still can’t believe it — “Wait, you can really do it like that?”

Buying property in Madeira doesn’t always mean you have to cover 100% of the purchase price with your own funds.

Portuguese banks consider mortgage financing both for residents and non-residents. However, the conditions depend on the specific case: income, tax residency, down payment, the value and type of property.

In my work, I support clients not only in selecting property in Madeira, but also at the stage of bank financing — from the preliminary assessment of possibilities to the valuation of the property and completion of the transaction.

It is especially important to get a preliminary understanding of your budget before you start viewing properties. This makes it possible to immediately look for options that match not only the buyer’s preferences, but also the bank’s requirements.
