Review of Viktoria Pavlovskaya — Real Estate & Investment Expert on Madeira Island
We reached out to Viktoria for help with buying a house in Madeira. And it turned out that the very first house we viewed was a 10/10 for us — we immediately decided we wanted to buy it.
But the path from that decision to the actual purchase turned out to be long and difficult. Viktoria helped us literally at every stage. Without exaggeration, I can say that without her help we most likely simply wouldn’t have bought this house.
Even the mortgage only worked out thanks to Viktoria’s help. The same goes for the down payment via cryptocurrency — we probably wouldn’t have been able to sort that out on our own.
Viktoria didn’t just help us find a house; she guided us through the entire complex purchase process from beginning to end.
Huge thanks to her! Absolutely recommended!

One of the questions my clients ask me most often is:
“Victoria, how much do your services cost when buying property in Madeira?”
In 99% of cases, for the buyer — €0.
Consultation, property search, viewings, negotiations and transaction support are usually paid for by the seller.
So you can come to me even before you’ve decided on a particular apartment, house or area.
First, we work through your situation: budget, purpose of the purchase, need for bank financing, preferred area and type of property. After that, I select suitable options and support you at every stage of the transaction.
My goal is not just to show a property and earn a commission.
It’s important to me that the client understands the market, makes the right decision for themselves and, in the end, buys a property in Madeira that they are truly happy with.
That’s why the initial consultation and all necessary information for my clients are free of charge.

One of my recent cases was the purchase of an apartment in Madeira with 100% bank financing.
Initially, we found an apartment that the clients really liked. Based on the buyer’s financial capacity, the bank was preliminarily ready to finance the required amount. But after valuing that specific property, a problem arose: the bank agreed to finance only about 80% of the apartment’s price.
And this is an important point many buyers overlook: the bank assesses not only the client, their income, and debt load — it also separately evaluates the property itself.
We decided not to increase the down payment, but instead to change strategy and find another apartment that would both suit the client and meet the bank’s requirements.
As a result, we found a suitable property and obtained 100% financing for it.
The entire process — from searching for the new property to signing the deal and receiving the keys — took about 60 days.
Key takeaway: if you are buying property in Madeira with a mortgage, it’s important first to understand the real financial structure of the deal and only then choose the property. Sometimes an apartment can be a perfect fit for you, but absolutely not acceptable to the bank.
That’s exactly why I handle the process end-to-end: preliminary assessment of the client’s capacity → interaction with the bank → property search → bank valuation of the property → deal → handover of the keys.
