A Low Price Is Not a Strategy Either

Buyers often treat a low asking price as the safest option. It isn’t. A price that sits well below the market for its area or type is a signal to look closer, not a reason to move faster. Sometimes it points to a legal issue with the title, a structural problem, or a location with a much smaller pool of future buyers than it appears to have.

Big Discounts Deserve a Closer Look, Not Excitement

The same goes for a large discount off the original asking price. A 30–40% markdown feels like an opportunity. Often it’s the seller signaling that something about the property, the building, or the timeline isn’t working — and it’s worth understanding why before the number gets you excited.

The Question I Always Ask: Can I Sell This in Three Years?

Every property I recommend has to pass one test: liquidity. Not “do I like this today,” but “if I needed to sell this in three years, how long would it take, and what would I lose in the process?” That’s the real question behind every investment decision — and it’s the one most buyers never ask until it’s too late.
