Madeira Rental Prices Hit Record €16.7/m² as Funchal Rises Further

Rental prices in Madeira climbed to €16.7/m² in April 2026, marking an 11.4% increase compared with April 2025 and setting a new record, according to data published Monday by the property platform Idealista. Over the last three months, rents in the region also rose 5.6%, adding more pressure on household budgets. Based on the regional median price, a 50m² apartment now costs about €835 per month on average. The trend in Madeira contrasts with the national market, where rents fell 2.7% over the last 12 months to a median of €16.4/m² across Portugal. In Funchal, rents increased 10.3% year on year to €17.4/m², the highest value ever recorded for the city, making it the second most expensive city in Portugal for renting a home after Lisbon at €22/m². Porto follows at €16.6/m², while Funchal also posted an 8.8% rise in the last three months, one of the fastest short-term increases in the country. Across districts and islands, Madeira recorded Portugal’s third highest annual rental increase at 10.8%, behind only Bragança at 51.3% and São Miguel at 16.3%, while the Azores led the seven major regions with a 19.1% rise. The report highlights a growing affordability gap, as rents in places such as Guarda and Portalegre remain far below Madeira’s levels, intensifying concerns for residents in the archipelago where wages are lower than in many mainland urban areas.
